Many people think that the real estate agent's job is complete when both the buyer and the seller have signed the sale contract, shanken hands, and retired to their prospective positions. But this isn't true.

After the contract is signed, the real estate agent then will supervise the conditions on the contract to insure that the conditions are all fulfilled.

For example, most contracts call for a home inspection by a home inspection company. The real estate agent will make sure that the home inspection takes place before the closing date, and that the required paperwork is completed and on file for both parties to the sale to see. The same is true for other inspections such as termite and pest control inspections. If repairs are required, the real estate agent schedules and make sure they are complete.
